The Kent border towns are a distinct heating market from inner London. The housing is overwhelmingly inter-war and post-war suburban — larger floor plans, more bathrooms, more extensions and far more properties still running open-vented systems with a loft tank and an airing-cupboard cylinder. What suits a two-bed London flat is often exactly the wrong specification here.

Because these homes are bigger, combi conversion is not automatically the right move. A four-bedroom Sidcup or Bexleyheath house with two bathrooms will usually give better simultaneous hot water from a system boiler and a properly sized unvented cylinder. Ian is G3 qualified to install, commission and certify unvented hot water, so the advice is not shaped by what he happens to be able to fit.

Extension work is the defining feature of these streets. Rear kitchens, side returns, loft conversions and garage conversions have been added across the area for decades, almost always without the heating system being reassessed. The predictable outcome is a boiler running flat out, a hallway that overheats and a new room that never warms up. The fix is a room-by-room heat loss calculation and a rebalanced circuit, sometimes with a second zone.

Older gravity-fed systems remain common on the Kent border, and not all of them should be ripped out. Where the cylinder and pipework are sound, upgrading controls, adding a proper pump and fitting a modern system boiler can be the better value decision. Where the pipework is heavily sludged and the cylinder is failing, it is not. We give a straight recommendation either way.
