What a real boiler service includes.
A boiler service is not a five-minute visual inspection. To keep your manufacturer's warranty valid — and to actually catch anything before it fails — the service has to follow the manufacturer's service schedule and be recorded in the Benchmark logbook. That means casing off, internal components inspected, flue-gas analyser reading recorded, gas rate verified, seals and electrodes checked, and controls tested through a full firing cycle.

You need a service if your boiler is under warranty (most manufacturers require an annual service to keep the warranty enforceable), if it's over five years old (wearing parts start to matter), or if you're a landlord (an annual service is separate from — and complementary to — the CP12 gas safety certificate you also need).
Why book with an independent Gas Safe engineer rather than the manufacturer's own service network: same qualification, same standard, no upsell-driven parts recommendations, and typically a fraction of the cost. You get the same warranty protection with a properly completed Benchmark entry.
Skip a service and here's what happens.
The first thing that happens is the manufacturer's warranty becomes unenforceable. Every Worcester, Vaillant, Baxi and Ideal warranty terms document says the same thing: annual service by a Gas Safe engineer, recorded in the Benchmark logbook, or the warranty is void. So the day something big fails — heat exchanger, PCB, fan — you're paying full retail for parts and labour.
The second thing is that small, cheap-to-fix wear items become expensive breakdowns. A slightly leaking pump seal costs £30 in labour if caught during a service. Left alone, it drops system pressure, air enters the primary circuit, the pump cavitates, and now you're buying a pump plus a callout plus, often, a heat exchanger flush.
The third is combustion drift. Modern condensing boilers run at very specific CO/CO₂ ratios. Without an annual analyser reading, that ratio drifts — the boiler runs richer, wastes gas, deposits soot, and in the worst cases produces carbon monoxide inside the appliance. This is the safety reason services are non-negotiable, not just the warranty reason.

What actually happens during a boiler service.
The 'service' word means different things to different firms. Here is the checklist we work through on every domestic gas boiler service — combi, system or regular.
Visual inspection & flue check
Boiler casing removed, external condition, flue integrity, seals, and installation compliance visually verified against Gas Safe standards.
Burner & heat exchanger inspection
Combustion chamber opened, burner and heat exchanger inspected for soot, corrosion or sealing failure. Cleaned where required.
Ignition & flame sensing
Ignition electrodes and flame sensor inspected, gapped and cleaned. Ignition sequence tested through multiple cycles.
Gas rate & working pressure
Standing and working gas pressure measured against manufacturer data plate. Any deviation adjusted and documented.
Flue-gas analyser test
Combustion analyser probe used to record CO, CO₂ and ratio readings against manufacturer's commissioning spec. Recorded in the service report.
System pressure & expansion vessel
System pressure checked cold, expansion vessel pre-charge verified (and re-pressurised if low — a common cause of pressure loss).
Controls, safety devices & interlocks

How much does a boiler service cost in London?
A standard domestic service is typically completed within 45–75 minutes at £90/hr, plus a nominal filter clean if required. Fixed-price service options are available on request. Out-of-hours servicing is £150/hr.
How often should I service my boiler?
Annually. Every major UK manufacturer specifies an annual service to keep the warranty enforceable, and landlords are separately required to have gas appliances safety-checked every 12 months (CP12).
Is a service the same as a CP12?
No. A CP12 (Landlord Gas Safety Record) is a safety inspection certificate, legally required for let properties. A service is a maintenance visit that keeps the manufacturer warranty valid. They overlap but are not interchangeable. Landlords typically need both.
How long does a boiler service take?
45 to 75 minutes on a straightforward domestic boiler. Longer if the filter is heavily sludged, if the condensate trap needs stripping, or if we spot a wearing part that needs attention.

Do I need a service if the boiler is only two years old?
Yes. Manufacturer warranties on almost every brand are conditional on an annual service — miss one and the warranty is void from that point on, even if the boiler is only two years old.
Can you service my boiler at the same time as the CP12?
Yes — a combined service and CP12 visit is common for landlords and takes roughly 60–90 minutes total. Both documents issued on the day.
