What a CP12 is — and what happens without one.

A CP12 (formerly Corgi Proforma 12, now called a Landlord Gas Safety Record) is a legally required annual certificate under the Gas Safety (Installation and Use) Regulations 1998. It confirms every gas appliance, pipe and flue in a let property has been inspected by a Gas Safe registered engineer and is safe to use. It has to be issued to the tenant within 28 days of the check, and to new tenants before they move in.

You need a CP12 every 12 months, on every gas appliance in every property you let. That includes the boiler, gas hobs, gas ovens, gas fires and any gas-fired water heaters. It's separate from EICR (electrical), EPC (energy) and smoke/CO alarm compliance — but all four typically get bundled at renewal time.

It's also worth stating clearly: a CP12 is a safety check, not a service. It confirms appliances are safe today. It does not maintain the boiler for another year — that is what an annual service does. Sensible landlords book both on the same visit, particularly on properties with high-turnover tenancies.

What happens if you leave it

The real cost of an out-of-date CP12.

Letting a property without a valid CP12 is a criminal offence under the Gas Safety (Installation and Use) Regulations. On summary conviction the fine can run to £6,000 per offence per appliance — and courts have handed down custodial sentences where non-compliance has contributed to injury or death.

Beyond the fine, an expired CP12 blocks you from serving a valid Section 21 no-fault possession notice in England. If you haven't given the current tenant a copy of a valid CP12 before they moved in and on renewal, your S21 can be ruled invalid — and you lose months on a possession claim.

The letting-agent-facing consequence is that most managed portfolios simply won't renew tenancies without an in-date CP12 on file, and buildings insurance may be voided if a gas incident occurs during a period when the certificate had lapsed.

Common costly mistakes
  • ×Assuming a boiler service counts as a CP12 — it doesn't; they are separate documents.
  • ×Only certifying the boiler — a CP12 must cover every gas appliance in the property, including hobs, ovens and fires.
  • ×Booking with a fitter who is 'CORGI registered' — CORGI was replaced by Gas Safe in 2009. If they're not on the Gas Safe Register, the certificate is invalid.
  • ×Letting the certificate expire between tenancies and re-letting without a fresh check — a common way to invalidate a Section 21 notice.
  • ×Not giving the tenant a copy within 28 days of the check, or before move-in for a new tenancy — the certificate exists but the compliance chain is broken.

What we inspect on a CP12 visit.

A CP12 is not a paperwork exercise. Every gas appliance and every metre of the gas installation is checked against a specific set of Gas Safe safety criteria. Here's what that actually looks like.

Gas tightness test

The full gas installation is pressure-tested against the meter to confirm there are no leaks anywhere in the pipework — the first test on every CP12.

Boiler / water heater

Combustion analyser reading, gas rate check, flue integrity and terminal position, standing pressure, working pressure, safety-device operation.

Gas cookers, hobs and ovens

Flame picture, flame stability, flame-supervision device operation, hose condition, stability chain (freestanding cookers), room ventilation adequacy.

Gas fires and decorative appliances

Flue-flow and spillage tests, catchment space, closure plate integrity, room ventilation and CO alarm presence.

Flue and ventilation

Every flue visually inspected end-to-end where accessible, spillage tested, and room ventilation confirmed against the appliance manufacturer's requirements.

Appliance safety classification

Any fault is classified as Not to Current Standards (NCS), At Risk (AR) or Immediately Dangerous (ID). ID appliances are disconnected on the spot with your consent.

HMOs and blocks

For HMOs and multi-unit blocks we coordinate access schedules with the managing agent and issue individual CP12s per unit — plus a consolidated compliance report on request.

Remedial work

Where an appliance fails, we quote the repair in writing on the day. Most single-fault remedial work can be booked in for the same week.

How much does a CP12 cost in London?

A standard CP12 on a one- or two-appliance property is typically completed within 45–60 minutes at £90/hr. Fixed-price CP12 rates are available for letting-agent portfolios — call for a portfolio quote.

How quickly can you issue a CP12?

How often do I need a CP12?
