Most 'plumbing' calls are actually system calls. A dripping tap is often a failed isolation valve upstream. A slow-filling bath is often a scaled cylinder coil. A leaking radiator valve is often a symptom of pressure drop across the whole system. What happens if you leave it

The cost of the wrong plumber turning up first.

The classic mistake is patching a leak instead of diagnosing it. A dripping compression joint on a floor void that keeps returning gets 'tightened up' three times before someone realises the olive was reused and the joint needs cutting out and remaking. Two of those callouts are wasted money.

The second is under-specced isolation. A fixture without a nearby isolation valve turns a five-minute cartridge change into a mains-off, whole-flat emergency. Every good refurb includes isolation valves at every fixture — every bad one skips them to save £8 per valve.

The third is DIY unvented cylinder work. G3 is a legal requirement — an unvented cylinder installed or repaired without it is a Building Regulations breach and every buildings insurer treats it as grounds to void a claim. The cost of the 'saving' shows up on the day something fails.

Do you charge for a diagnosis visit?

Yes — diagnosis and quote is chargeable at the standard hourly rate. If you go ahead with the recommended work the diagnosis charge is deducted from the job total.

How much does a leak repair cost?

Most single-joint leaks are completed within an hour at £90/hr plus materials. Bigger leaks or buried pipework are priced in writing before any work starts.

Can you fit taps and mixers I've bought myself?

Yes — supplied-only fittings from UK retailers are welcome. We'll flag any obvious quality or compatibility issue before we start.

Do you install cold water storage tanks?

Yes — installation, replacement, jacketing and byelaw-30 upgrades all handled. Old tanks removed and disposed of.

Do you install unvented hot-water cylinders?
